Why Instagram Drives Over 30% of My Business (and What I’d Do Differently If I Started Today)

The short answer: Instagram brings in over 30% of my new clients because it lets people get to know, like, and trust me before they ever need an agent. I’m a Baltimore Realtor with six years of experience and 100+ homes sold, and none of it came from ads or viral videos. It came from real conversations.

Why Instagram works for real estate agents
What I do (and skip) to turn followers into clients
Four things I’d change if I were starting from zero
Why does Instagram work for real estate agents?
Most people don’t shop around for an agent. Nearly three-quarters of home buyers interview just one agent before hiring them, and 43% find that agent through a friend, neighbor, or relative.
So the goal isn’t to be seen by everyone. It’s to be the agent someone already feels like they know when the moment comes. Instagram is one of the few places where a stranger can watch you show up, answer questions, and be yourself for months before they ever message you. Then when they’re ready to buy or sell, you’re the first name that comes to mind.
How did I get my first client from Instagram?
I started my business in 2019, and I didn’t want to cold call or knock on doors. A few months after getting my license, someone I’d never met sent me an Instagram message saying they wanted to buy a home. That was my lightbulb moment. I was already on the app all the time, so I decided to turn something I loved (and was embarrassingly addicted to) into a real business tool.
What actually works for realtors on Instagram?
I never did the dancing trends (trust me, nobody wants that), and I stopped trying to crack the algorithm because it changes constantly. What worked was much simpler:
Knowing my ideal client. For me, that’s a young couple selling their rowhome to move into a bigger place, and homeowners with historic or distinctive properties.
Showing up consistently. You can't post twice and get frustrated that you don't have results. Consistency is key with social media. Your followers need to know what they can expect from you.
Starting real conversations. Story polls, question boxes, and replies turn into DMs, and DMs turn into clients.
Following up. Many people aren’t ready the first time we talk, and staying in touch is what turns “maybe someday” into a forever client.
What I’d do differently if I started Instagram today
1. Get clear on my ideal client before posting anything. I posted a bit of everything at first. Once I knew exactly who I wanted to reach, my content got easier to create and my messages got better.
2. Move people off Instagram sooner. I love the app, but I don’t own it. I’d set up an email list from day one, with a free resource people actually want.
3. Treat DMs like conversations, not sales pitches. Most of my clients didn’t come from a post. They came from a message that started small, like a reply to a story. I make it clear to them that I'm there for them as a resource- whenever they're ready.
4. Track every conversation. A simple pipeline system keeps leads from falling through the cracks.
Frequently asked questions
Does Instagram really work for realtors? It has for me. Over 30% of my new clients come from Instagram. It works best as a trust-building tool rather than a quick lead machine, because people usually follow for a while before they reach out. And I actually attribute even more of my business to Instagram because it's the source of a lot of SOI and Realtor referrals too.
How do you get clients from Instagram? Start by being clear about who you want to attract. Post helpful, personal content, then message people and respond to their story replies like a real conversation. Keep a simple pipeline so you follow up with everyone. Do I need a big following to get real estate clients on Instagram? You're going to love this answer- NO! A smaller audience of the right people beats a large one that isn’t local or ready to move. Focus on building real relationships with your ideal clients.
Do I need to pay for ads? Nope! My Instagram clients come from organic content and conversations, with no ad spend.
Want to turn your followers into clients?
This post is just a preview of what I teach in my course, From Followers to Clients: A Realtor’s Guide to Instagram Conversion. If you're serious about using Instagram as a business tool and not only attracting, but converting your ideal clients (with no funy dancing or ad spend) this is where you should start!
