Summer magic✨J and I spent last week on a little road trip. First my sissy’s lake house in CT, then visited friends on the North Fork followed by a night in Providence and a few nights with friends in Nantucket. It was a week of relaxing, perfect weather, great food and tons of quality time. There’s just nothing like summer in the Northeast.

K + A slid into my DMs ready to buy their first flip — and I was so excited. I’ve been a fan of their work (and a long-time follower!), so getting to help them on this project felt extra special.

I was sitting on the porch with my mom the other day and she was telling me about some app she downloaded that would redesign your rooms. We started playing around with it but it wasn’t quite doing what we wanted it to. Then I thought, “hey, I bet ChatGPT could do this for us”.

A great offer was received, I coordinated a smooth transition for the tenants into another one of my client’s homes, and everything moved forward without a hitch… until 3 days before settlement, when the AC went out. 😬 Never a dull moment in real estate.

For the first time since 2014, Baltimore’s population is growing again. From July 2023 to July 2024, we gained 754 new residents - bringing our total to 568,271.

J and I are always out and about discovering new places and sometimes I think “how come more people don’t know about this?!”. Or maybe they do, and I’m just late to the game!

Either way- I’m gonna share them here with you! Whether it’s a sweet boutique, amazing restaurant, or fun event I’ll give you a peek at what we’re enjoying.

Today’s feature is @culinaryarchitecture on Washington Boulevard in Pigtown. I recently stopped in while checking on a listing nearby and was so surprised that I hadn’t been before! Think community market/coffee shop/lunch cafe/happy hour on the patio/catering for events all mashed into one. You can go pick up provisions, shop from their local selections and grab a bottle of wine to enjoy outside with your friends.
