If I Were Selling my Home this Spring, Here's Exactly What I Would Do.

If I were putting my own home on the market this spring, I wouldn’t just “list it and see what happens.” I’d treat it like a launch.
Because that’s what it is.
Spring is competitive. Buyers are out. Inventory increases. And attention spans are short. If you want top dollar, you don’t wing it — you prepare for it.
Here’s exactly what I would do.
1. Start 60 Days Before I Planned to List
The biggest mistake I see sellers make? Deciding to sell… and wanting photos the following week.
If I were selling, I’d give myself 6–8 weeks.
That gives time to:
Tackle small repairs
Edit and simplify
Schedule vendors without rushing
Make strategic upgrades (not emotional ones)
2. Fix What Buyers Notice
I would not renovate my kitchen. I would not gut a bathroom.
But I would:
Paint in a warm, fresh neutral
Update dated light fixtures
Swap old hardware
Deep clean (like, truly deep clean)
Power wash brick or exterior surfaces
Freshen landscaping
3. Declutter Ruthlessly (But Intentionally)
Buyers don’t need to see less furniture — they need to see more possibility.
I would:
Remove 30% of what’s in closets
Edit down bookshelves
Simplify countertops- they should be almost empty
Pack away anything that I won’t use between now and moving
Remove overly personal photos
But I wouldn’t strip the house of warmth. A home should still feel layered and inviting. Clean and elevated, not sterile.
4. Invest in Presentation
If I were selling my own home, I would absolutely:
Hire professional staging (or at minimum, strategic styling)
Use professional photography
Create strong pre-market buzz
The first impressions matters more than ever. I would treat it like a brand launch and I would hire the right Realtor to put an expert strategy in place.
5. Price Strategically, Not Emotionally
This is where sellers leave money on the table.
If I were selling, I would:
Study active competition closely
Study the homes that didn’t sell, and why
Look at pending activity (not just closed comps)
Price to attract — not to “leave room to negotiate”
The right price creates leverage. The wrong price creates silence.
6. Prepare for Showings Like It’s a Hospitality Experience
My background is in luxury hospitality, and it absolutely informs how I think about selling.
I’d:
Open blinds
Add fresh florals
Keep subtle lighting on
Make it feel calm, clean, and elevated
Buyers don’t just evaluate square footage. They evaluate how the home makes them feel.
7. Have a Plan Before Offers Come In
Before listing, I would already know:
My ideal timeline
My flexibility
My non-negotiables
My strategy if we received multiple offers
Selling in the spring can be incredibly rewarding. But the sellers who win are the ones who prepare early, invest wisely, and approach it strategically.
If I were selling my own home this Spring, I wouldn’t cut corners. I’d create a plan, execute it confidently, and position the property to stand out.
